Commercial Dilapidation services and repairs
So it’s time to leave your old office building and move your business to a larger place.
It happens all the time. As firms grow, so do their need for space and so, the need to move to a different building arises.
Moving to a new office building is not an easy process, and there’s plenty that needs to be taken into consideration, such as acquiring a new place, dealing with the lease, moving equipment, handling logistics, finding a temporary place in case it’s necessary, etc. With all this happening, it’s easy to forget about your old office and the lease you signed when you first got it. Doing so, however, can be a pretty bad idea.
Usually, when signing a lease, there’s a section about commercial dilapidation that most people overlook. In part, because they’re not sure what it means and in part because, once they find out, they assume the costs will be minimal. That’s usually not the case.
When a tenant starts renting a new office building, they do so under the understanding that they’re responsible for leaving the building in good shape, or at least in the same shape as they found it.
The specifics change from lease contract to lease contract, but one thing is for certain. Failing to return your office building in good condition can lead your landlord to file for office dilapidation claims and that can cost you a lot more than if you had paid to get the office building fixed. The dilapidations claim should set out the repairs required to the property and then usually the tenant would rectify the damage themselves, or if not, the landlord will make the repairs and re-charge the tenant for their costs (which can include loss of rent).
Fixing your office building to avoid dilapidation claims can seem like a daunting task, especially if you’ve never done it before. Luckily, this isn’t something you need to do all by yourself.
