Psa in peterborough approached us for a quote on a scheme of internal fit out works within a new industrial unit acquired to expand their business. We created a spec for the partition walls and suspended ceilings advising the client on required fire rating regulations when creating office space above and below an existing mezzanine floor.
How the commercial fit out went?
In order to enclose the edge of the existing mezzanine allowing usable office space to be created we installed a 1 hour fire rated jumbo stud partition wall. The client wanted to be able to look down from the offices on the training area. We proposed an XP partitioning system as the units and glass can be pre ordered to pre fit a desired aperture. As the glass specified to comply with regulations was pyro glass, achieving a 1 hour fire rating. Lead times on this type of glass are 4 weeks. Pre ordering prior to starting the build really helped with completion time scales. The double glazed aluminium xp partition framing was powdercoated in the company colours of royal blue. We also fitted the interior partition walls, suspended ceilings along with commercial decoration works on top of the mezzanine. New doors were fitted throughout. Below the mezzanine we installed a 1 hour fire rated suspended ceiling to comply with building regulations. A double glazed glass partition with blinds was fitted to complete the directors office on the first floor.
The new unit in Peterborough was an enjoyable project and Christine was easy to work alongside. We hope to assist PSA as their prefered fit out contractor in the future.

The work was done to a high standard, within the quotation provided and in the timescale given by Manor Interiors. Health and Safety was also adhered to in carrying out the work keeping the site clean at all times as we are a Pharmaceutical company. We would use this company again for fit out works.

The Oxford health company called us to assist with a one off project alongside their fit out team on their new premises in Bicester, Oxfordshire. A suspended 80m2 suspended ceiling was required in their test room with hygienic ceiling tiles. As the new premises were in a converted industrial building the floor to ceiling height was 12 meters. We hired a scissor lift and used our certified contractors that have an IPAF license. We securely fixed the suspension wire from the roof purlins to support the suspended ceiling at 4 meters within the room. Our offices are 45 miles away but this did not hinder our capabilities to smoothly complete a suspended ceiling project in the oxfordshire area. We offer an almost nationwide suspended ceiling fitting service.

We returned to large global company Nikon optical with regards to a much needed toilet refurbishment. We have worked alongside the facilities manager at Nikon now for a number of years and were happy to offer our expert advice on the pressing matter at hand.
Key design points
We put together a proposal for the most economical while also impacting washroom design. We went over colour schemes and decided to go with a grey colour theme. Removable panels were in a dark grey with lighter flashing and light grey anti slip flooring for added contrast. We decorated in the colour oyster dulux wipeable paint.

How the project went?
We always create a schedule of works for our washroom designs and we were required to work to these time scales. As the building had no further washroom facilities on site we wanted to get this one handed back over to the client on or before the desired deadline. We did not arrange the temporary toilets on this occasion this is however something we can arrange. The toilets had not been refurbished for at least 25 years so we gutted them back to the shell ready to start anew. We fitted armitage shanks sanitary throughout. The toilets have concealed cisterns with stainless steel push buttons and soft close seats. All sinks and urinals were fitted to IPS paneling making everything fully serviceable. The suspended ceilings were re-fitted along with led lighting, something we always recommend in modern commercial space. Nikon are happy with their washroom design that will last for years to come.
